Thanks
for the email. I have some notes below that were taken during
the meeting. We also have CD copies of the meeting for $1
if you wanted to hear the comments firsthand.
Banes:
Concerned if the Towe Museum moves in the future, the gas
station will also have to move again. Likes the project
but wishes it was on 16th Street. The building proposed
is massive. Can additiona parking spaces be provided offsite?
Wasserman:
Likes the use but does not think the parking works. There
is not enough turnaround space. Does not like the mix of
vertical and horizontal design elements. Stepping down from
adjacent uses is fine. Some of the units may be better off
as loft space.
Samuels:
Massing and height can be addressed with the design issues.
Likes bike and moped parking.
Givens:
Wants to see more neighborhood context in the next presentation
by applicant.
Yee:
The columns on the north elevation look spindly. Vertical
elements could be lowered although the hydraulics for the
elevator pose a problem. Backing out of the parking will
be difficult. Concerns about the massing of the building.
Wants a full simulation of the proposal on top of a photograph
of the surrounding uses. The additional height would be
acceptable if the massing was moved back off of the street
frontage.
At the
applicant's request, the commission had an informal vote
about whether the use and form of the project could be supported.
There were 4 yes votes (Givens, Samuels, Wasserman, and
Banes) and there were 2 undecided (Contreraz and Yee).
I was
surprised that there were no public members to speak on
the item. Do you know if the neighborhood association is
taking a position on the project?

Neighborhoods Association (NBNA) Board letter signed by
NBNA
Chair Morris Lum asking the City, with great urgency,
to impose minimum maintenance standards on the landmark
structure at
2601 S Street. This letter is also being sent to you
under separate cover via US Mail. Additionally attached
is an unsigned copy of
NBNA's November 2004 request asking for application of
minimum maintenance standards at this property. Expeditious
consideration of this request is appreciated.

Dear Roberta,
I wanted to let you know that NBNA is concerned about
building at 2601 S Street. A woman living on S Street has
let us know that
people have been sleeping in the building. We are afraid
they are going to start a fire to stay warm and burn the
place down.
The NBNA Code Enforcement representative Olga Mandrussow
is going to make contact with Code Enforcement because there
is a Do Not Occupy sign on the building. If you can do
anything to assist us in moving this building out of harm,
we would really appreciate it.

Preservation had requested Minimum Maintenance enforcement
on this property after receipt of your letter. I have included
Ron
O'Connor, head of Housing & Dangerous Buildings,
on this email in reply to your email, below, to ask for
his assistance with this
new development. I understand there already is a Housing
& Dangerous Buildings case on the property. There is
also a new
owner who I also understand is trying to start the porch
and stairs repair work.
Ron, could you check on the situation re people getting
in and some way to ensure it is adequately secured as soon
as possible?
